INTRODUCING STRATHMORE PARK – A new residential subdivision, coming soon to Tokoroa

This newsletter has been created to provide information and updates on the subdivision, plus notification in relation to site contractor activity and progress. 

The STRATHMORE PARK SUBDIVISION is a private development.  The site is owned by Prime Solutions Limited and has been worked by the O’Leary family since the early 80’s. Adam O’Leary, Managing Director of Prime Solutions recently commented: 

“Our family have lived, worked and been part of life in Tokoroa for as long as I’ve known. The area is special to us, as is the land on which we plan to create the Strathmore Park subdivision.  We wanted to help introduce new housing options to an area that has seen little to no significant development in my lifetime, plus also create a legacy our family and this region can be proud of and really embrace.”

This perfectly sums up the vision for the development.

LOCATION - Strathmore Park subdivision is located on the edge of the Tokoroa township with a range of amenities available close by – the subdivision is adjacent to (and not to be confused with) the sports fields, off Benalder Crescent.  Existing childcare services, schools and parks are within walking distance, as well as the Tokoroa retail centre.  With local hospital facilities and an existing public transport network available, the development is well placed for future multi-generational and family lifestyle living opportunities.

Strathmore Park Residential Subdivision was granted Resource Consent by South Waikato District Council, with whom the developers have been working very closely to introduce over 187 new homes to Tokoroa, in stages. They provide an entry level home option, as well as other housing options. The development will have a commitment to quality, affordability, housing options and connection to the local environment.

Strathmore Park subdivision will offer a range of sections and housing options, from affordable starter or retirement homes to spacious family dwellings and smart executive homes, ensuring there's something for everyone – Strathmore Park does not feature social housing. 

Thoughtfully designed spaces, lush greenery, and native plants create an environment where residents can relax and connect.

Strathmore Park subdivision will work exclusively with preferred Building Partners, to ensure variety, quality, consistency and fit with overall development vision. Sections in Stages 1 to 3 range in size from 340m2 for Affordable Lots to 760m2 for Premium Lots.

CONTRACTOR COMMENTS – FROM ROUSE CONTRACTORS LTD (RCL)

Earthworks commenced early this year and are being managed by local company Rouse Contractors Ltd (RCL) – a business owned and operated by Clyde Rouse, a Tokoroa native with 35 years of experience across the Rural, Forestry, and Civil industries.

To date, we have made significant progress, including the stormwater works within Strathmore Park playing fields, which will be completed this week.  Grass strike is already beginning to take effect in the area.

Meanwhile, work on the development itself has gained momentum, with several building platforms along the northern boundary being topsoiled and hydroseeded this week.  Over the coming weeks, efforts will focus on completing the remaining building platforms within the currently open area, while the roading subgrade will also begin to take shape.

We look forward to continued progress and will provide further updates as work advances.
