About the development

What is Strathmore Park?

Strathmore Park is a new residential subdivision in Tokoroa, South Waikato. Stage 1 has 77 sections selling now, with future stages planned. The development is on land adjacent to the Tokoroa sports fields, off Benalder Crescent.

Who's behind Strathmore Park?

The development is owned by Prime Solutions Limited. It's designed and managed by S&L Land Specialists — a Civil Engineering and Land Development Consultancy established in 1963. Earthworks and civil construction are managed by Rouse Contracting Ltd, locally owned and operated.

Where exactly is Strathmore Park?

On the edge of Tokoroa, off Benalder Crescent, adjacent to (and not to be confused with) the Tokoroa sports fields. Walking distance to schools, parks, and the Tokoroa retail centre.

When did Strathmore Park start selling?

Stage 1 titles were issued in early 2026 and sections went on sale shortly after. The development was first announced publicly in late 2024 with the formal blessing held December 2024.

How many sections does Strathmore Park have?

Stage 1 has 77 sections. Future stages (2-4) will add more — total count across all four stages will be confirmed as those stages are titled.

What size are the sections?

Stage 1 has a mix of section sizes — from compact starter lots through to larger executive sites. The mix is spread across the development rather than zoned by price. Register your interest for the current sales plan with section dimensions.

Have titles been issued?

Yes, Stage 1 titles have been issued. Sections are available for purchase right now.

How much does a section cost?

Pricing varies by section size and position. Affordable Home lots (26 minimum across Stages 1-4 under the SWDC mandate) are capped at $550,000 including GST for the complete house and land package. Register interest for current Stage 1 pricing.

Builders

Who are the building partners?

Eight preferred Building Partners: Sentinel Homes Waikato, Latitude Homes, Generation Homes Central North Island, Flowerday Homes, Heartland Homes, Ultimate Builders, Bennett Homes, and SW Homes.

Can I bring my own builder?

No. Strathmore Park works exclusively with the 8 preferred Building Partners — this ensures variety, quality, consistency, and fit with the development's urban design guidelines. It's not negotiable; it's the basis of the development's quality control.

How do I choose between the 8 builders?

Each builder has their own design ranges, showhomes (where available), price points and build process. Register interest and we'll send each builder's current Strathmore Park offering so you can compare. Visiting showhomes (in the Waikato region) is usually the next step.

Building and design rules

What are the covenants on a section?

Build timeframes, materials and design standards, fencing, landscaping, and approval by the Strathmore Park Design Committee before construction. The full Schedule A — Approved Covenants is in the partner portal; a plain-English summary is at /strathmore-park-covenants-design-guidelines.

What's the design committee?

The Strathmore Park Design Committee reviews build plans before construction starts. They check the proposed home against the urban design guidelines (cladding, roofing, layout, landscaping) and approve, request changes, or decline. Standard process for any modern NZ subdivision.

What's the build timeframe?

Covenants set an agreed window to start and complete your build after settlement, ensuring sections don't sit empty long-term. From signing your build contract to handover is typically 6-12 months depending on builder and home design.

Buying process

How does the buying process work?

Register your interest → we send the current sales plan and builder options → choose a section → choose a builder → sign your Sale and Purchase Agreement + build contract → 10/40/50 payment structure across the build period.

What's the 10/40/50 payment structure?

10% deposit on signing your Sale and Purchase Agreement. 40% on possession (for showhome construction) or six months from deposit — whichever comes first. 50% final settlement when your title issues and the build is complete.

Do I need a solicitor?

Yes — every NZ property purchase requires a solicitor. They review the Sale and Purchase Agreement, the covenants, and handle settlement. Use a solicitor familiar with new subdivisions if possible.

Show homes

Is there a Strathmore Park showhome?

Showhomes will be built at Strathmore Park by partner builders as Stage 1 develops. In the meantime, visit each builder's existing Waikato-region showhomes (Hamilton, Cambridge, or their nearest location) to see their work. Register interest and we'll send showhome details with each builder's current listings.

Stage 2 and beyond

When does Stage 2 start?

Stage 2 will follow as titles are issued. Timing depends on civil works completion across the wider development. Register interest to be notified when Stage 2 sections come to market.

Community and Tokoroa

What amenities are nearby?

Sports fields are right next door (literally over the back fence). Walking distance: schools, parks, Tokoroa retail centre, Tokoroa Hospital. Short drive: cafés, supermarkets, the Waikato river, Pinedale forest, Maraetai Dam.

What's the wider Tokoroa community like?

First home buyer support

Can first home buyers buy at Strathmore Park?

Yes — the Affordable Home tier (capped at $550k incl. GST under the SWDC mandate) is designed specifically for first home buyers and those needing affordable housing. KiwiSaver First Home Withdrawal and First Home Loan are both applicable.

What first-home schemes apply?

KiwiSaver First Home Withdrawal, First Home Loan (Kāinga Ora-backed, 5% deposit), and First Home Partner (shared ownership). The First Home Grant was scrapped in 2024. See /first-home-buyer-support-nz for current details.
