Why we have design guidelines

Strathmore Park is being built as a cohesive new community. That doesn't happen by accident — it requires shared standards that every build sticks to. The covenants and design guidelines are the binding mechanism that delivers that. They protect your investment by ensuring every other house in the development meets a comparable build standard.

Plain-English summary of the covenants

This is a summary, not the binding document. The full Schedule A — Approved Covenants is the legal source of truth.

  • Build timeframe:You commit to starting and completing construction within agreed windows after settlement. Section can't sit bare indefinitely.
  • Materials and aesthetics: Approved cladding, roofing, and finish standards. Modern, cohesive look — not a strict palette but a consistent quality.
  • Landscaping: Front-yard landscaping done to an agreed standard within a defined timeframe after build completion.
  • Fencing: Standards for height, materials, and position. Some fence types/positions are restricted to maintain the streetscape.
  • No temporary dwellings:Sheds, caravans, shipping containers can't be used as primary homes.
  • No further subdivision:You can't split your section after purchase.

The Strathmore Park Design Committee

Your build plans go to the Design Committee before construction starts. The Committee checks against the urban design guidelines, approves, requests changes, or (rarely) declines plans that don't meet the standard.

In practice this rarely creates friction — the 8 partner builders know exactly what the Committee expects and submissions usually pass on first review with at most minor tweaks. The Committee's job is to maintain quality, not block builds.

Covenants and Design Guidelines FAQ

Why does Strathmore Park have covenants?

To protect the long-term look, quality, and property values of the development. Without covenants, one or two badly-finished or never-finished sections can drag the values of every property in the neighbourhood. With covenants, the development stays cohesive and your property holds value with the rest.

Are covenants the same for every section?

Largely yes — Strathmore Park's Schedule A — Approved Covenants applies across Stage 1. Specific section-level conditions occasionally apply (e.g. corner lots, easements). Your solicitor will go through the specific covenants on your section before you sign.

Who's on the Design Committee?

The Strathmore Park Design Committee is appointed by the developer. It reviews build plans before construction starts to check they meet the urban design guidelines. Approvals are usually given within a defined turnaround. The Committee can request changes or decline plans that don't meet the standard.

Can I appeal a Design Committee decision?

There's a defined process in the covenants for working through requested changes. In practice, most issues are resolved by the builder working with the Committee — the partner builders are familiar with what's expected and rarely submit plans that get declined outright.

How long do I have to build after I settle?

Build timeframes are set in the covenants — the agreed window to start and complete construction after settlement. Specific timing is in Schedule A. The point is to prevent sections sitting empty long-term.
