Functional rather than boutique. Countdown and Pak'nSave for groceries, Mitre 10 and the standard hardware chains, chemists, banks, a library, a public swimming pool. Cafés are improving but you wouldn't move here for the hospitality scene. For weekly-shop boutique stuff, most locals make a Hamilton or Cambridge trip every few weeks.

The downsides — straight up

First-home buyers who'd be priced out anywhere else; families wanting space, walkability and good schools; downsizers wanting to unlock equity from a city sale; hybrid workers willing to drive into Hamilton 1-3 days a week. Less suited to: people who need a vibrant nightlife, specialist medical care close at hand, or boutique shopping as a regular weekly activity.
