Stage 1 Packages Available Now

77 sections in Stage 1, adjacent to the Tokoroa sports fields off Benalder Crescent. Walking distance to schools, parks and the town centre. A mix of section sizes deliberately spread across the development so neighbourhoods aren't stratified by price.

26 of the available lots across Stages 1–4 are Affordable Home packages — capped at $550,000 (incl. GST) under the South Waikato District Council's affordable housing mandate. Affordable Homes must be at least 85m² with two or more bedrooms and an enclosed garage.

Paid when you sign the Sale and Purchase Agreement. Held in trust by the developer's solicitor.

On Possession

Due on possession of the section for showhome construction, or six months after your deposit — whichever comes first.

Settlement

Final payment when your title is issued and your build is complete.

What is a house and land package?

A house and land package is a single contract that bundles the purchase of a residential section with the construction of a new home on that section by a builder. At Strathmore Park, you choose your section from our Stage 1 inventory and select one of our 8 partner builders to design and build your home — coordinated through one process rather than two separate deals.

How much does a house and land package at Strathmore Park cost?

Strathmore Park is required by the South Waikato District Council to offer a minimum of 26 Affordable Home packages across Stages 1–4, capped at $550,000 (including GST). These are dwellings of at least 85m² with two or more bedrooms and an enclosed garage. Pricing above the Affordable tier varies by section size and builder selection — register your interest for the current Stage 1 price list.

How does the payment structure work?

Strathmore Park uses a 10/40/50 payment structure: 10% deposit on signing, 40% on possession (or after six months from deposit, whichever is earlier), and 50% at settlement when your title is issued.

Have titles been issued?

Yes — titles for Stage 1 have been issued. This means Stage 1 sections can be purchased and built on right now.

Can I bring my own builder?

Strathmore Park works exclusively with the 8 preferred Building Partners to ensure variety, quality, consistency, and fit with the development's urban design guidelines. This is intentional — it keeps the development cohesive and gives buyers a clear, vetted set of options.
