Family Homes in Tokoroa

Family-sized sections at Strathmore Park, walking distance to schools and sports fields, with new-build homes designed for three, four or five bedrooms. Space, walkability, and a real small-town community — without big-city prices.

Designed for families

Strathmore Park's family-sized sections are spread throughout Stage 1 — not bunched into a single "family zone". Each partner builder offers 3, 4 and 5-bedroom plans that fit comfortably on these sections, with garaging, backyard, and the option to add things like a scullery, dedicated office, or media room.

Walking distance to what matters

The development is built right next to the Tokoroa sports fields off Benalder Crescent. From your front door, that's:

  • Sports fields — over the back fence, essentially
  • Primary schools and childcare — walking distance
  • Tokoroa High School — walking distance for older kids
  • Parks and reserves — short walk
  • Tokoroa retail centre and supermarkets — short walk or quick drive
  • Tokoroa Hospital — minutes away by car

For families with kids who play sport, the location is hard to beat. Saturday morning isn't a 20-minute drive across town — it's a 5-minute walk.

Choosing a builder for your family home

Each of our 8 partner builders has their own family-home ranges and price points. Some specialise in single-storey with open-plan living; others do two-storey for narrower sections; others focus on premium executive family homes. We'll send their current ranges with section availability once you register your interest.

Family Homes FAQ

What family home sizes are available at Strathmore Park?

Stage 1 has a deliberate mix of section sizes, with family-sized lots positioned near the sports fields and schools. Each of our 8 partner builders offers 3, 4 and 5-bedroom plans suitable for those sections. Specifics depend on builder selection — Sentinel, Latitude, Generation and the others each have their own family-home ranges.

How walkable is the development for kids?

Strathmore Park sits adjacent to the Tokoroa sports fields off Benalder Crescent. Primary schools, intermediate, Tokoroa High School, parks, and the town centre are all within walking distance. The development's design guidelines and street layout were chosen with walkability in mind.

What about secondary schooling?

Tokoroa has a full range of schools from early childhood through to Year 13. Tokoroa High School is the main secondary option and is within easy reach of the development. Some families also send kids to Hamilton or Cambridge secondary schools — the 75-minute drive is doable but most families settle for the local option.

Are there commute options for working parents?

Hamilton is 75 minutes north (SH1, mostly motorway south of Cambridge); Rotorua is 50 minutes east; Taupō is 60 minutes south. A growing number of South Waikato families are hybrid — two or three commute days a week plus remote work the rest. The section sizes at Strathmore Park can comfortably support a home office.

What's the community like?

Tokoroa is a real working town — not a commuter suburb, not a holiday destination. About 13,000 people, anchored by forestry, dairy and the Kinleith Mill, with established sports clubs, churches, schools and community groups. Families coming from Auckland often comment on how much easier it is to actually know your neighbours.
